What one gets for the price - home size, lot size, quality of construction, views, distance to the beach, etc. - varies widely within and between communities. Highlighted in red are the towns in San Mateo County with the highest median sales prices.

Since things opened back up last year, the number of luxury home sales (>$3 million) had an immediate effect on median prices.

The CAR Unsold Inventory Index measures how long it would take to sell the current inventory of active house listings at the current annual rate of sale. The lower the reading, the stronger the buyer demand.
